A routine inspection checklist for Singapore HDB flats and condominiums, for landlords and agents checking in during a tenancy.
What to inspect
Give the tenant reasonable notice as set out in the tenancy agreement. Work through each room and photograph anything of concern, and check the air-conditioning has been serviced on schedule.
Entrance
Check the front door operates smoothly and locks securely. Note the condition of the doorbell and entry lighting.

Check ceilings, wardrobe backs and skirtings for mould, and look for any sign of termites or infestation.

Meter checks
Record gas, electricity and water meter readings at the time of inspection.

Household shelter
The shelter door, frame and ventilation openings must not be altered, painted over or drilled into. Record their condition.

- Door closes and seals properly
- Shelter free of damp or water staining
Windows and grilles
Casement windows must be checked for corroded hinges and missing safety bolts. Check every grille latches securely.
