I've tried several inspection apps over the years which is a time consuming project to set up each time. I've had high hopes but not one of the apps met all of my needs the way this one has. I travel out of the country for inspections and have struggled with poor wifi situations throughout my lengthy inspections which caused a lot of wheel spinning and down time (SO frustrating). If you have dozens of properties use this app. It will allow you to make all sorts of checklists. You can have 50 properties, select a property and the checklist or checklists fall under a "template". I use 1) general liability outdoors 2) general liability indoors 3) hvac 4) electric 5) roof 6) fire safety. Your properties will be organized and you will operate at a higher mode. Don't need iPad. iPhone will work fine.
This is exactly what I was looking for as a first time landlord. A simple and clean way to keep a record of house inspections. It's eliminated all uncertainty of condition between owners and tenants and keeps all the history in one place. You're able to capture the property in detail too with unlimited photos. Highly recommend this app!
